If you have or will need to purchase a home that is in anoher state or that is a good distance away you may need to make a decision about how you will move your car.  Many homebuyers want to avoid driving their car or truck for thousands of miles as well as put the mileage and wear on the vehicle.  There are several options available to help so you can focus on all the other aspects of your move and not have to dread that long drive behind the wheel.

Some people who have older cars find that it is easier to sell their cars or donate them to charity for a tax deduction before they move.  If you are like most people, however, you will want to keep your car rather than going to the expense and trouble of purchasing a new vehicle once you reach your new home. 

There are many businesses that specialize in transporting your vehicle for you.   There are three basic methods of getting your car to your new home if you are not going to drive it yourself:

  • Moving your car in the same van that will haul your household goods
  • Using a professional auto mover
  • Hiring someone to drive your car for you

Moving your car in the same van as your household goods is as easy as driving it up a ramp and into the van, where it is secured in a separate compartment from your furniture and other goods.  A reputable moving company that provides this service will give an accurate estimate and references long before you drive your car on board.  Cars are heavy, though, so this can be an expensive method.  However, it is the method most guaranteed to put you back behind the wheel as soon as the moving van unloads.

Professional auto movers specialize in transporting vehicles on an open or in a closed truck.  Some provide hub-to-hub service (you will have to go to a central location near your new home to pick up your vehicle) while others provide door-to-door service (they pick up your car at your old home and deliver it to your new address).   Professional auto movers are highly expert at getting cars and other vehicles safely from one place to another.  The cost might be lower than the moving van method.  However, unless your car mover coordinates perfectly with your household goods mover, you may find that you reach your destination before your vehicle does.

If you decide to have someone drive your car for you, consider a company that matches drivers with vehicles needing transport.  In this case, the company should screen drivers carefully and assumes all insurance liability for the trip.  Drivers usually pay their own expenses after the first tank of gas, so the cost of transporting this way tends to be reasonable.  However, if you don’t like other people driving your car in general, this is definitely not the method for you.   Coordinating arrival time with your move-in date may also be a little more difficult. 

Be certain that your car will be inspected carefully.  Any pre-existing damage, marks, and wear should be noted.  The company you hire will provide insurance coverage for your car, so this pre-trip inspection is an important step.  It is a good idea to take pictures or shoot a video of your car before the move for your own records.

Here are a few tips for the move:

  • Disclose any mechanical problems your car is having, especially if you are going to work with a company that provides a driver to get behind the wheel for you.
  • Deactivate your car alarm if you are shipping your car in a van or on a truck.  This prevents the draining of your battery if the alarm is triggered while the car is being moved.
  • Make sure there is fuel in your car so you can drive it at your destination.  A quarter of a tank should be plenty.  If you are using a driver, you will probable be expected to deliver your vehicle with a full tank of gas.
  • Roof racks, bicycle racks and other non-permanent accessories should be removed if transporting in a van or on a truck. 
  • Remove valuables from the car.  If you have an automatic pass for commuting on toll roads, take it out of the car too so you do not receive any unintentional charges during the trip.

Moving your car is easy with the range of choices available today.   Compare costs and pay attention to the level of customer service that each company provides.  Choose a company that will transport your vehicle securely and on time, and you will be that much closer to a stress-free move.

Seniors who are 50 or over can enjoy a variety of events and activites sponsored by the Agoura Hills Community Services Department. These programs are designed to promote an active and healthy lifestyle but also offer opportunities for seniors who may need assistance in a variety of facets to receive those services at a fair price or for FREE!

Senior Registration is $12/person for the calendar year. The $12 registration fee entitles older adults/seniors 50+ to enroll in all classes, activities, special events, and excursions offered by the Senior Recreation Program.

Selling Your Home For The First Time?

If you are planning to sell your home and this is your first time you might not be aware of all the aspects of the selling process. Similar to buying a home, selling one can aslo be an exhausting and stressful process if you don't have the right resources. First time homesellers may be confused during the process and most likely will have alot of questions.  When it's time to sell your largest investment, you need professional guidance & advice. Contact me with any questions you may have and follow these tips to help you achieve your first successful sale.

  • Accept what your property is valued at.  It is a hard pill to swallow to know you paid a certain amount for your home only to find out that the appraised price on it now is way below that. It is important to realize that what you paid for your property has little to no effect over its present value. Your home's present value is formulated by different factors such as the value of  comparable homes that have sold within the last 6 months in your local area as well as local area inventory, location and condition of your property. This can be a difficult to understand as you have little control over this.
  • Hire An Experienced Agent. Selling your home on your own, especially for the first time can be a very difficult process.  By using an experienced real estate agent that you feel comfortable with, your questions will be answered, and a good agent will help you set a fair and competitive selling price for your home that will increase your odds of a quick sale. Another benefit in working with an agent is that they will work with potential buyers so you don't have to. Agents will also have more experience negotiating home sales,
  • Don't try to hide significant problems.  Keep in mind that any problems with your home, both large and small will be found by the home inspector during the buyer's inspection, so there's no use hiding it. You need to correct the problem ahead of time or price the property below market value to account for the problem. You can alternatively list the property at a normal price but offer the buyer a credit to fix the problem. It is important to know that many potential homebuyers might be turned away by a home with issues that need to be corrected. Many buyers are looking for a move in condition home. 
  • Keep an open mind when it comes to your asking price. It is important to remember that most all buyers will negotiate to get the best price. And if you want to sell your home you will have to work with them, especially in a soft market where competition is stiff. It is important to list your home at a price that will attract buyers but you will need to leave some breathing room for negotiations. A successful sale is one where the buyer feels like they are getting a good deal and the seller feels that they received an amount that they needed as well. 


A good piece of advice is to prepare your self both mentally and financially for less-than-ideal scenarios. It is a good possibility that your home may not sell quickly and may sit on the market for far longer than you expect. Do your research and work with an experienced agent who can help you avoid costly mistakes amd help you to achieve a quick sale.

Come honor our community's cancer survivors this Saturday, July 24 from 4:30pm to 8:00pm at Islands Restaurant, Coachmen Car Club. This is a pre-event fundraiser for the  2010 Relay For Life of Conejo Valley.

This is a special night to honor our community's cancer survivors. If you or someone you love has fought cancer, please come to celebrate! There will be a booth set up for cancer survivors to sign up to participate in the "Victory Lap," Luminaria Ceremony and the daily activities honoring our community's survivors at the Relay For Life of Conejo Valley.

Common Home Staging Mistakes

Homesellers who are ready to put their home on the market want to do everything they can to make their home stand out from the crowd. In today’s market, staging your home – setting it up to appeal to a wide variety of possible buyers, is more important than ever. You want your home to look neat, well maintained, spacious and ready to move into.

Below are some of the top mistakes sellers make when they are preparing their house for the market:

  • Don't go it alone. Get advice from others on what looks neat and organized. Get your realtor’s advice; or if selling on your own, have a trusted third party walk the home with you and point out areas that look cluttered or cramped.
  • There is no need to make extensive renovations or replace all the furniture. Keep things simple and your investments small. Updates to paint, replacing light fixtures or changing out pillows or bedcovers can all go a long way to giving your home an updated look without major expense.

The Agoura Hills Summer Beach Bus is back this summer and is now operating four round-trips daily, Monday through Friday. The Beach Bus is an affordable way to get to Zuma Beach in Malibu without the stress of driving or parking. The best part is that it is just $1.00 each way!  The transportation is open to all ages; however, this is considered "public transportation" and no supervision is provided.

Pick-up locations include Lindero Canyon Middle School, Agoura High School, and Liberty Canyon Road.  The bus drops off at Tower #6 at Zuma Beach, right by the snack stand!

Summer is in full swing and the City of Westlake Village TGIF Summer Concert Series has many events scheduled this year. Make plans for this Friday, July 9th to watch Cabrillo Music Theatre  as they present "A Lovely Night: CINDERELLA and the music of Rodgers & Hammerstein" at the Westlake Village Civic Center.

Mortgage Points

Homebuyers who are doing research and shopping around for mortgage financing, will often receive quotes from lenders that include both loan rates and "points." Many people and especially first time homebuyers are confused as to what exactly what is a point?

Simply defined, a point is a fee equal to 1 percent of the loan amount. For example, A 30-year, $200,000 mortgage might have a rate of 6 percent, but come with a charge of 1 point, or $2,000. A lender can charge 1, 2 or more points. There are two kinds of points: discount points and origination points.

 •Discount points:These types of points are really prepaid interest on the mortgage loan. Because, the more points you pay, the lower the interest rate on the loan and vice versa. Borrowers typically can pay anywhere from zero to 3 or 4 points, depending on how much they want to lower their rates. The advantage to this type of point is that it is tax-deductible.
 
 •Origination fee: This is charged by the lender to cover the costs of making the loan. The origination fee is deductible if it was used to obtain the mortgage and not to pay other closing costs. The
IRS specifically states that if the fee is for items that would normally be itemized on a settlement statement, such as notary fees, preparation costs, and inspection fees, it is not deductible.
 

Of course there are many different factors that will effect whether or not you will be required to pay points. The amount of money you have to put down at closing as well as how long you plan on staying in your house can be a factor. Keep in mind, if you plan to stay in your home for a while, it may be worth reducing the interest rate by paying points. If you are confused on anything, be sure to have your lender carefully explain these fees if you have any questions.

Great News for Home Buyers Tax Credit

After a nightmare of weeks of confusing developments and delays the three month extension of time to close a real estate transaction finally was approved in the Senate just over an hour ago.  That means the extension will become law and any qualifying buyer who had a binding contract in place by April 30 will have until September 30 to close with you and still get the credit.

If you want to thank anyone please send an email to Majority Leader Sen.  Harry Reid of Nevada.  He allowed the provision to be pulled out of troubled legislation that also would have extended unemployment benefits so this could get action before they left for the July 4 break.
